Try:

 <A HREF="[area href="scan" arg="st=sql
					se=[item-field title]
					sf=title
					tf=category
					tf=subcategory"]">
<B>[item-field title]</B></a>

You shouldn't have to quote the search string unless you have trailing
spaces. It is probably something to do with your database. Try an SQL type
query with [item-field title] and see if that works. Maybe there is a tab
between "Real" and "CEO" in the title field that messes up the tag when
inserted.
